The development unfolds over a 3.2-acre site nestled between Cambridge Road and Kilburn Park Road, a mere stone's throw from Kilburn Park underground station, positioning it advantageously for residents. This phase of development promises to enhance the local housing landscape significantly by providing 235 homes. This comprises a mix of 123 market-rate homes, 102 affordable homes designated for social rent, and 10 shared equity homes. These residential offerings will be housed within structures varying from four to eight stories, offering a range of living options to meet diverse needs.

Architectural innovation is at the forefront of this phase, with designs crafted by the esteemed Fielden Clegg Bradley Studios in collaboration with Alison Brooks Architects, Gort Scott Architects, and Grant Associates. The project's architectural significance was acknowledged through its shortlisting for a Housing Design Award in 2017. With construction already in progress, the projected completion year is 2021, marking a significant milestone in South Kilburn's regeneration.

Beyond providing homes, the project places a strong emphasis on enhancing public health and wellbeing. Plans for extensively landscaped areas promise to offer both beauty and functionality to the community with spaces. Also, the provision for a secure courtyard and designated children's play areas cater specifically to the needs of resident families. Furthermore, mindful of the locale's history, a new public pedestrian path is proposed to bisect the site from east to west, effectively reconnecting Granville Road with St. Augustine's Church, thereby paying homage to the historical street patterns of the area.

This development not only underscores a significant investment in the physical landscape of South Kilburn but also highlights a concerted effort to foster a vibrant, interconnected community through thoughtful urban planning and architectural excellence.
